Market Overview

A south Lake County city on the same corridor as Clermont and Minneola, where most of what sells is new construction. Groveland sits west of Clermont along SR-50, further out from Orlando, and that distance is the whole trade: you generally get a newer home and more land for your money in exchange for a longer drive. The Green Mountain Scenic Byway and the Lake Louisa area give this part of the county some of the prettiest terrain in Florida.

Groveland is where I send buyers who like what Clermont offers but want a newer house or a bigger lot without stretching the budget. It is the same rolling south Lake landscape, just further west. Downtown Groveland around Lake David Park is small and low key, and the city is still filling in, so the amenity base is thinner than Clermont's.

The honest drawback is the commute. Everything from Groveland toward Orlando goes back through the Clermont corridor first, so a bad morning on SR-50 or US-27 adds real time. If you work in Orlando five days a week, drive it before you buy. I do not publish a price range for Groveland because most closings here are new construction, and builder pricing and incentives change by community and by phase. I will pull current figures for whatever community you are considering.

Yes, if newer construction and a bit more land matter more to you than being close in. Groveland is part of the same south Lake corridor as Clermont and Minneola, with the same hills and lakes, and it is still small enough that it feels quiet. If you want a full retail and dining base within a few minutes, Clermont is the better fit.

Quiet and residential. Most of the day-to-day shopping and restaurants my clients use are back east in Clermont, so life here involves driving. On weekends people head for the Green Mountain Scenic Byway, Lake Louisa State Park, and the lakes. Downtown Groveland around Lake David Park is small and more of a local park than a destination.

Buyers who want new construction on the south Lake corridor, families who want a larger lot than Clermont's newer subdivisions give them, and people who work from home or commute on a schedule that avoids the worst traffic. Trilogy also makes it a real option for active adult buyers.

It is the main tradeoff. You are further west than Clermont, so any trip toward Orlando starts by going back through the Clermont corridor on SR-50 or up to US-27 and the Turnpike. That is fine off peak and slower during rush hour. I tell every commuting client to drive it at their real departure time before they write an offer.

Clermont has more established amenities, more school and shopping options, and a shorter drive to Orlando. Groveland generally gives you a newer home or more land for the same money, in the same landscape, at the cost of driving more. That is the honest exchange.

Mostly newer single-family construction in master-planned and builder communities along the SR-50 corridor, plus older homes near downtown and Lake David, larger acreage parcels toward the Green Mountain area, and the 55 and older product at Trilogy Orlando.
