What this page can and cannot tell you

These answers are general. They are accurate as far as they go, and they are not advice about your specific situation, because I do not know your credit file, your income, your timeline, or the house you are standing in front of.

Anything on this site that involves a market number carries the month it came from and the source it came from. Lending guidelines, tax rates, HOA dues and CDD assessments change by address and by year, so treat those as a starting point and confirm them with a lender, the county, or the community before you rely on them.

When a question really needs a person instead of a page, that is what I am for.

Nine questions, answered straight

I live in Clermont and I work the south Lake and Horizon West new construction corridor, plus the surrounding cities across Lake, Orange, Polk and Osceola counties. There is a page for each city I cover with current figures and an honest read on what buying there is actually like.

Usually not. A denial is one lender looking at one file on one day, and most of the reasons behind it are fixable on a timeline you can actually see. That is the whole reason the denied page exists.

The builder's sales representative works for the builder, not for you. Builders handle buyer agent compensation differently and it is negotiable, so I put in writing exactly how I am paid on any community we look at, before you tour it. The part that catches people is registration: most builders here treat your first sign-in as the moment representation is set, so talk to me before you walk in.

A CDD is a separate annual assessment that repays the bonds used to build a community's roads, water and amenities. It is not the same thing as an HOA fee, you can have both, and it is one of the most common surprises in new construction around here.

Less than the number most people have in their head. The real answer depends on which loan program you qualify for, and the first-time buyer page lays out the programs, their current minimums, and where those minimums come from.

Roof age, the wind mitigation report, and where the house sits relative to flood zones drive more of your premium than most buyers expect. Get a real quote before you are under contract rather than after, and know what to ask for before you call.

I ask questions before I hand you a plan. The first meeting is me understanding where you actually are, financially and otherwise, then reflecting it back in your own words along with the specific next step. Most people leave that conversation clearer than they came in, whether or not they end up working with me.

Before we tour a single home, we sign a written buyer agreement, and it works in your favor. It lets us officially work together as a team. It lets me fully commit to getting you into your next home. And it protects you, because exactly how I'm paid is in writing before we even start. Here's the good news: in a lot of deals the seller agrees to cover some or all of my compensation, and I negotiate for that on your behalf. There's also a flat $495 brokerage fee, right there in the agreement. You'll know every number from day one, and it never goes above what we agreed to. And here's what you're really getting: someone in your corner all the way to the keys. Getting under contract is exciting, and it's also when my best work begins. The inspection, the appraisal, the lender, repairs, every deadline. I handle it with you, so the day you get your keys feels as good as it should.
