Market Overview

An established Orange County city sitting between Winter Garden and Orlando, with older housing stock alongside newer pockets of infill construction. Ocoee is the practical answer for a lot of my buyers who love Winter Garden but cannot make the payment work there. You are on the same side of town, with quick access to SR-429 and SR-408 and to the West Orange Trail, in a city that grew up over decades rather than all at once.

I am honest with clients about what Ocoee is and is not. It does not have the polished, walkable downtown that Winter Garden has, and the housing is a real mix, so one street can feel very different from the next. What it does have is location and value. If your budget stops short of Winter Garden proper, Ocoee usually keeps you in the same commute and the same part of Orange County.

Because the homes here vary so much in age and condition, I do not quote a market range for Ocoee. I pull current numbers for the specific neighborhood or address you are looking at, since a 1980s home near Silver Star Road and a recent build off Clarcona Ocoee Road are not the same market at all.

Downtown Ocoee and Starke Lake

The older core of the city around Bluford Avenue and the Starke Lake waterfront, with mature trees and long-established streets.

West Orange Trail corridor

Neighborhoods with direct access to the West Orange Trail, which runs from Apopka through Ocoee and Winter Garden.

SR-429 corridor

Newer construction pockets near the SR-429 interchanges, popular with commuters heading toward Orlando or south toward the Disney area.

Silver Star Road area

Established neighborhoods on the north side of the city, generally older homes with larger lots than newer subdivisions offer.

Frequently Asked Questions

For the right buyer, yes. Ocoee suits people who want to be in west Orange County without paying the Winter Garden premium. You keep the same highway access and the West Orange Trail, and you trade newness and walkability for value. If a polished town center is your priority, I will point you to Winter Garden instead.

It feels like a working, established suburb rather than a destination. Errands are car trips to the retail along Silver Star Road, West Colonial Drive, and the Winter Garden Village just west of the city line. Weekends often mean the West Orange Trail or Starke Lake. It is quiet and residential, and it is not somewhere you walk to dinner.

Buyers who were priced out of Winter Garden, first-time buyers who need their money to go further, and commuters who care most about getting on SR-429 or SR-408 quickly. It also suits people who would rather have a bigger lot and an older house than a smaller new build.

This is one of Ocoee's strongest points. SR-408 takes you straight into downtown Orlando, and SR-429 runs north toward Apopka and south toward the Disney corridor and I-4. Both are toll roads. I always tell clients to drive their actual commute at their actual departure time before they commit to a house.

Winter Garden gives you the historic downtown, Plant Street, and a more consistent stock of newer homes. Ocoee gives you the same corner of Orange County for less, with older and more varied housing and no comparable town center. Most of my clients who choose Ocoee are choosing the location and the value and accepting that the house may need work.

A genuine mix. There are neighborhoods built in the 1970s and 1980s with mature trees and larger lots, infill and newer subdivisions closer to the SR-429 corridor, and townhomes scattered through the city. Because the range is that wide, condition and age matter more here than in a uniformly new community, and I look closely at roof age and systems on every showing.
