The Saturday farmers market draws around 5,000 visitors weekly and anchors real community feel.

The 2026 median sale price in Winter Garden is approximately $525,000. Historic downtown bungalows and lakefront properties routinely trade above $700,000. Master-planned communities like Hamlin and Waterleigh offer newer construction from the upper $300s to the mid $600s, and townhomes near the Hamlin retail district start around $340,000.

Lakeshore at Narcoossee is my top pick for lakefront resort living. Hamlin combines new construction with walkable retail, dining, and a Cinepolis theater. Waterleigh is ideal for families thanks to its zoned schools and community pools. For historic charm and walkability, nothing beats the Garden District within a half-mile of Plant Street.

Orange County property taxes in Winter Garden run about 1.1 to 1.3 percent of assessed value, plus a small municipal add-on within city limits. HOA fees typically range from $85 to $200 per month for standard communities like Waterleigh, and $250 to $450 for amenity-rich or gated communities like Lakeshore. Many newer subdivisions also carry CDD fees between $1,500 and $2,800 annually.

Winter Garden is about 14 miles from downtown Orlando, a 20 to 30-minute drive via SR-408 or FL-429. Walt Disney World is roughly 15 miles south, 20 to 25 minutes via the 429. The FL-429 toll road is the fastest option and typically adds $3 to $5 per one-way trip.

Winter Garden inventory is tighter than most Central Florida cities, sitting around 3 months of supply in 2026. That means solid demand and steady appreciation, but less negotiating leverage than Clermont or Davenport. If you find the right home, my recommendation is to move decisively. Homes priced correctly in Waterleigh and Hamlin still sell within 30 to 45 days on average.
