What is my home worth in Clermont? Why an online estimate is only a start

You've probably typed your address into an online estimate. Maybe more than once. Most people do, and the number that comes back either thrills them or worries them, usually before they've stopped to ask what it's based on.

Here's the good news. Finding out what your home is really worth is easier than it sounds, it costs you nothing, and whatever the number turns out to be, knowing it puts you in control. This is how it works.

Why is the online estimate only a starting point?

An online estimate is a computer's best guess. It pulls from public records and recent sales, and it runs the numbers without ever seeing your home.

That's where it runs out of road. It can't see the kitchen you redid, the roof that's still original, the lot that backs up to trees instead of a busy road, or the layout that just flows better than the one next door. It also has less to work with when few similar homes have sold nearby, which happens a lot in newer communities where the houses were built by the same builder around the same time.

Two Clermont homes a few streets apart can be worth noticeably different amounts for reasons no database captures.

So use the online number as a rough first look. Don't price a house from it, and don't let it scare you off either. It's a first look, not a verdict.

What does a real home valuation look at?

When I work out what a home is worth, I'm answering one question: what would a buyer actually pay for this house, today, in this market? Here's what goes into the answer.

  • Recent sales of homes like yours. I start with the closest ones and widen the search only when I have to. A townhome gets compared to townhomes, not to single-family homes down the street.
  • What's for sale right now. Your buyer is comparing you to homes they can tour this weekend, so today's competition matters as much as last month's sales.
  • Homes already under contract. They show me where the market is heading, which closed sales alone can't.
  • Your home's condition. This is the biggest swing factor, and the one an online tool can't see.
  • The details that only show up in person. The lot, the layout, the view, the upgrades, and what's still original.

That's the difference between a number and a pricing strategy.

What will I actually get from you?

A range, not a single magic number, because homes sell in a range.

I show you what your home could sell for depending on its condition: fully updated, some upgrades, original condition, or needing a full remodel. Then we talk through three ways to price it, and what each one tends to do.

  • Priced high. More room to negotiate, but it can sit while newer listings take the buyers.
  • Priced right. In line with comparable homes, which gives you the widest pool of buyers.
  • Priced low. It can draw several buyers at once and even competing offers, with the tradeoff that you might leave money on the table.

I'll tell you which one I'd choose for your home and why. It's your decision, and you'll make it knowing exactly what each path looks like.

How is this different from an appraisal?

They do different jobs. According to the Consumer Financial Protection Bureau, an appraisal is used by mortgage lenders to consider a home's value before they give a home loan. It's ordered by the lender and done by a licensed appraiser.

What I give you is a market analysis to help you price and plan. It isn't an appraisal and it isn't meant to replace one. Careful pricing is the best way to avoid a surprise at the appraisal. It does. For many families, the home is the biggest thing they own, and knowing what it's worth helps with every big decision around it: whether to sell now or wait, whether the timing works for your next move, and what's worth doing before you list.
